intelligence.This real estate agent has taken upon herself to get ahead of the AI wave, learn it, use it, and share her best practices.She is the official AI consultant for eXp.Her podcast, Everything me.It's such an honor to be here, and I love Florida so much.Yeah.You guysI'm gonna pretend I'm there right now.You're come- you're coming down this way in August.You said something, uh, you had a conference or something?Uh, no, no.I'm coming down that way i- for eXp Con Miami.So that's- Oh.actually in October.Yes.Okay.October.Okay.August I, I'm coming into Florida, um, but I'm taking a cruise ship out to the Bahamas, so- Oh, there you go.But, the best thing about my job is being able to travel around and speak on stages everywhere.And you cannot beat a cruise ship to the Bahamas.Yes.Uh, I love cruises.We can talk about that later.Been been on many of them.Uh, any tips you want?Uh, uh, we, we go regularly.Uh, you speak nationally.You've beenUh, I've seen clips from Inman and, but I did see you've been, uh, asked to speak in Lisbon, Portugal soon.If I saw that Instagram correctly.Yes.Yes.So in June, uh, I'm heading to Portugal for eXp Con International, the very first one.So I'm super excited about that.I've never been to Portugal before, so I'm taking my husband.And then something even crazier, uh, I got asked to speak at the consulate in Rome in July.Whoa.So I, I think that's super cool.Yeah.All about artificial intelligence- Yeah.not necessarily real estate crowd?Um, so the one in Rome is, is probably gonna be a mixture.I think it's more prop tech, so all kinds of different supporting industries for real estate, but real estate based.You mentioned also you're creating an event in September.We were talking pre-show.Tell us a little bit about this event.Um, uh, you're hosting it in Niagara.You've got, uh, uh, from when I was watching one of your, um, podcasts.I guess you've got a lot of people who've, like, asked to get on the stage.What are- Yeah.you, uh, if you have a, a vision of what you want the audience to leave with, uh, there inI noticed you also mentioned, obviously it's not just for real estate agents, you know, all the other supporting factors of the real estate, uh, industry.Yeah.So it's going to be the best and the largest AI convention for real estate.This is my vision.I've been planning this for quite a while, and I'm super excited about it.It's gonna be September 26th and 27th.We have the Niagara Falls Convention Center, so it's right across from the casino.2 days, uh, the weather's gonna be beautiful in Canada at the time.So that'll be fantastic.And we have speakers flying in from all over North America.So, uh, Gogo Bethke, are you familiar with Gogo?She's coming up.Oh, she's, she's a rocket when it comes to social media and automation.She's built, I think, 7 massive multimillion dollar companies.Um, I've done consulting with her in AI.Tatiana Londono, I'm sure everybody knows who Tatiana Londono is.She's flying in to speak at the event, and it's going to be all of the best of the best, but only those that, who are using AI at a very high level, because I want all of the attendees to really understand exactly what they need to do to implement AI into their business.To first of all, scale and make more money.But also, let's not forget about like our client experience and let's impro- massively improve that as well.So that is the goal.We have a couple of surprise keynotes coming in that are some absolute just rock stars and, um, we're really excited for it.Very, very excited.I'm actually gonna hold a couple of workshops there so that people can get some hands-on training right at the event.I do not want this to be like a rah, rah, rah motivational event.Those are great.I want this to be very educational and hands-on.Well, I mean, that's one of the things, uh, you know, that I thought of in, in speaking to you and creating some questions that, that are gonna be, you know, go deep.I think a lot of agents, uh, and IYou can agree or disagree.I think you're gonna agree with me.Um, but, you know, all this AI and they're like, you know, with all the ch- other trinkets and flashy things that, you know, they're trying to sell real estate agents all in front of you.And they're, they're like, "WhereOr how do I take the first step?"And I'm sureDo you deal with a lot of agents or, you know, when you're out there speaking, they really, you know, maybe they've gone on ChatGPT and played around with it, but haven't gone deep like you have?Yeah.And I, I think that, um, the biggest complaint or objection that I've heard around AI, there's a few of them, but the largest one is, uh, from the agents who have tried using it and haven't, you know, gotten anything of quality out of it.Right.And I have to tell them, you know-you, you aren't using it properly.There are tricks to it.You need to train it to talk and write like you.That's probably one of the most important things.All of theseYou know, I saw a post the other day, it was some agent is talking about how he can recognize a ChatGPT post every time of the day, like he's seen them all over the place.Mm-hmm.And it's true, okay, I'm even seeing them in articles and blogs from influencers, but there's a way around that because ChatGPT has, like, its own language.So when you see things, words like delve into a- and, and stuff like that, those are ChatGPT words, and the- we can pretty much pick those up instantly.But you can actually go into your backend instructions and instruct ChatGPT never to use that list of words, and that will handle that right away.There are, um, AI tools that can make your words undetectable, so it's gonna humanize whatever ChatGPT has written for you.There's lots of tricks around it.Right.And instead of trying it once not know what y-knowing what you're doing and criticizing it, really learn how to harness this, because those who learn how to use it properly, and I mean properly, are going to win, period.And kind of jumping forward a little bit, but, uh, just to stay on the subject.I don't feel a lot of people understand the fact that you can go in there and say, um, I, I think I was writing aI was writing a response and I needed to sound legal-like, and I, I actually told it, "Sound like a, you know, Harvard grad, you know, lawyer," you know, and describing that theThose prompts and those types of things in getting better, which I knowYou know, listening to all your material you have on YouTube and your Instagram, you're going, you're going deep in this, and I know you do some coaching.Is, is that co-Is that what you're doing in a lot ofin your coaching, is, is helping these individual agents going deep in here to make ChatGPT, you know, their, their personal assistant?You know, theirThat person that's right next to them that sounds just like them, responds just like them, you know, uh, thinks like they do withWell, I don't know if thinking like they do.You want it to think for itself, y- at a point so it gives you some advice, right?I mean, h- how do you explain that to someone?Yeah, like, I definitely teach how to use an LLM like ChatGPT properly.Mm-hmm.It's part of what I teach in my coaching.Um, but the most important thing is that I teach how to implement that skill into money gen- generating systems, workflows, funnels.Because without learning how to make money with AI, AI is just a shiny object, i- in my personal opinion.We're in business here, and we need to be using it to generate business and make money.So that's kind of what I focus on, but 100% I, I do teach the basics.Like, uh, anybody can, can take my program.Um, if you areKnow nothing about technology or computers, you can take it because I start from the very basics.But then even if you're already using it at a high level, I will guarantee you, there is no real estate training around AI that gets as advanced as mine as well.So there's something for everybody, and, and I, I kinda joke around because people are like, "Well, what do I do when I'm done the course?"And I'm like, "You're never gonna be done because I actually update it every 2 months."Right.You have to because AI is advancing so quickly and it's not going to stop, so I'm gonna keep adding to it and you're gonna be taking it for a long time.I, I also, uhI put this line in here because I've seen you've mentioned it several times.I was watching, you know, something from a few months ago this morning as, one of your podcasts that you're on, about being authentic.Um, because you definitely talk about u-leveraging AI, but you also have to bewhat all the top agents t- talk about, you have to be authentic, and you'veI've seen that in several different conversations you were having with different people.Um, explain your mindset, 'cause I- when we go th- go through these questions and dig deeper in- into what you're doing, the importance of being authentic yet y- leveraging AI.Yeah.So, okay.In order to, as a, as a real estate agent, in order to generate any business at all and get an actual client, there needs to be a level of a- of trust there.Can we agree on that?Like, nobody's hiring you unless they trust you, and they either know you and that's why they trust you, or they've been referred to you by somebody that they trust.So, there has to be a level of trust.And the- it's so hard to create that digitally as it is, especially on social media.Um, authenticity is the only way that you can actually generate that trust over time, and it takes time.So when we're talking about AI, yes, you can still use AI and be authentic.Of course, you can.You just need to be careful how you use it.So right now, I'm creating, I'm doing a little side project, I'm doing, uh, like a deep fake of myself, which is like a- an avatar, a replicate of me, um, and I decidedIt's been around for a while, but I decided to do this because the company, Hey Jen, has actually, uh, implemented live streaming into their avatar.Sorry.I'm not sure if you know that or not.So to me, that means that I can now host my video as a chatbot and have ChatGBT answer it- Right.in real time, looking and talking like me.But am I gonna add that to my real estate program?No, because you can't build trust on a deep fake.Like, I- it's, it's just, it, it it's the exact opposite of what you're trying to accomplish.Right.So there are certain instances where you should not be using AI, and, um, what's another one?So I don'tOkay, I've done some experimenting with AI bots that follow up with your leads.Those are fine.Um, you could tell their AI, and I like to advise people disclose that they're AI.Uh, and it works because, at some level, people that don't know you are these leads that don't know you that may not wanna answer a phone call for you, are more likely to have a text message with a bot to get their questions answered first.But I don't know if I agree with the AI dialers, if you know what I mean by that.The voice AI dialers.I am on the fence about those right now, and I believe that the FAC has put some, um, regulations around them in the US.So I'm in Canada, but I believe that's happening right now in the US.And, yeah, I'm just not sure how I feel about that for real estate.I feel like a, a live VA, even from another country, will serve better, like do a better job for you than an AI bot, because a phone call is personal.If somebody's willing to pick up the phone and answer your call and talk to you, you want it to be a person- Yeah.for authenticity reasons and building relationships, and this is what we're trying to do, is build relationships.But if we wanna use AI to massively improve our digital footprint and build our brand and replace our marketing companies and replace our lead generation companies and replace manpower and replace social media management companies, then that's fair game.You make a statement, um, and I, I kinda put this question in here 'cause it, it again leading into the rest of the questions.And just, uh, uh, in general, we may go deep and answer a lot of the questions I already have down here, but how can a real estate agent use AI, uh, to improve the customer experience?'Cause that's kinda what you let in the be authentic, but using AI for their customer experience.And if you could give some, you know, direct, you know, things that a real estate agent, you know, does that you see where AI can really, you know, help them leverage time and their efforts.Okay.So one of the things that I suggest that, um, the, the realtors that I'm coaching do is, uh, like I've obviously built a ton of GPTs for realtors-uh, that will do all kinds of different jobs.One will write video scripts for them, one will write captions and descriptions for them, one handles their Twitter, one handles their LinkedIn, you know.Um, one will write scripts for door knocking or whatever, you know, way of prospecting that you are doing.Um, one will generate a whole business plan.But I'm encouraging agents to d- create their own GPTs.One being to clone themselves, okay?Mm-hmm.So that it is holding all of or most of their knowledge, um, that their clients could maybe have a conversation with.So, you know-Some clients don't want to reach out to us, and they think some of their questions are stupid, and they're not, and maybe this would make that a little bit easier for them.Um, also, uh, you know, I've created, for my own personal real estate business and my team's business, I've created custom GPTs for investors, because I do commercial real estate.So, that will analyze pro formas and, and financials, and you could do this for multi-res as well, right?For, or multi-Multi-family.I think that's what you call it in the US.Right.Multi-family homes.Yeah.And it can analyze and, um, discern value, right?And you could give that to your clients.And, and imagine, if you are building them, these bots that are going to improve their experience like that, and just give them extra tools.You could build one for pre-construction.You could build one for first time home buyers, that knows everything about being a first time home buyer.You could build them for anything, and then the client could use them and have conversations with them.Let, let's, let's simplify that, if you could, because that, that was one of the questions, you, thatYou- using the term, you know, we, you know, obviously heard of ChatGPT.Most people- Yeah.at know that exists, and whether they've ever been on the site or whatever.Um, buildingYou said building their own, own GPT, and youAnd I heard on one of your, your shows, you were talking about the commercial and building it, whereWhat, what does that even look like?I mean, whereHowYou, you built it andSo the consumer using it on the other, other end.How do you deliver that to them?What doI mean, because you're almost building your own app, right?HowJust, if you could really simplify that down- Yeah.um, because I really think, obviously, a lot of people, they kind of like, "Oh, she's, you know, doing this techy stuff on the back side," but not realizing you're leveraging AI to create it.You just know what you want and you keep fine-tuning it down to what you obviously see the end user using it for.In this case, being able to put in, "Hey, I got a rental property.This is what I think I can get for rent," you know, and it's gonna, break that down.And I think the other GPT you talked about was, um, if I recall from one of your shows, where you literally, you know, you could put in the address, and I think there was some other information, and it would actually, you know, create a better, um, listing description, I think is one of the other GPTs you had talked about that I picked up.But I, I thinkExplain what building a GPT is.Yeah.So ChatGPT gives you, us, the users, uh, the ability to build our own custom GPTs.And it's not hard.Like, I know it sounds super complicated, but they have a bot that will build it out for you.You just need to tell it what you want that GPT to look like.I'm actually holding a webinar on building custom GPTs next Thursday.Um, so I'll be posting about that.So, everybody should follow me on Instagram, and I'll be posting about the webinar and how to sign up for it.And I, and I do a lot of these things, so make sure you're following me, because it is not hard to build them.I do have, like, tips and little secrets that I've, you know, come up with- Practicedover time.Yeah, yeah.But, um, it's not difficult because the AI is helping you build it.It's building it for you.You just need to tell it what it needs to look like.And, and that's one of the things that people don't understand.AI, no-code AI, which is the era we're in, because before, you know, a year and a half ago, it was coded AI, and you needed to be a computer programmer to utilize it.Now, no code means noI think it's binary or, I don't know, whatever language, computer language.It is conversational AI now.And when you think of it in terms like that, it is no longer a computer science.All you need is communication skills to use it effectively.So, that's all I really have.I'm not techy.I just know how to communicate and ask for exactly what I want in a very detailed way, and I have the vision of seeing the systems that I want to build and what would better my business, and then just describing that to AI.And I think that's where some people are misinformed about what AI is.Or what it can do.I, I think that- Yeah.it's just they can't, you know, just don't have that vision thatObviously, you have this vision-you keep going deeper and deeper and deeper into it, and it's an endless abyss, I think.It's, it's, it's good.Because it's so far out in front of you every day, it's, it's, it's growing faster and faster on the other end and getting better and better.It never, it never comes to, to an end.So your, um, GPT that you created for, you know, an, an investment property analyzation, what is the consumer seeing on that other end, um, that'sThat inChatGPT is doing on theOr, you know, the AI is doing on the back side to do all the calculations and let them know that, "Hey, they recommend it or don't recommend it?"What, what kind of answers are they getting?Uh, so it will, it will do a lot of different things.It will calculate NOI, net operating income, cap rate.I'm not sure if people on here would know what that is, but, uh, it can advise on location, whether this is an overall good investment.If you are a buyer, uh, and you wanna ask it, "Give me a 12-month plan to improve value," it's gonna give you a step-by-step plan.Um, you can ask it, if you're a listing agent, to generate using all the data you've uploaded, so like your financials, um, to write an email for investors, right?Advertising the property.So you can do an email blast.It can do a lot of things.Um, yeah, but it's all working off the numbers that you're feeding it, right?So that's another thing I want to point out.Another misconception about AI is its accuracy.Everybody is worried about its accuracy, and I have a really simple solution for that.Like, you're just going to feed it the proper stats and data, and then the accurat- the accuracy will be on point.It's, it's as simple as that.You should always be startingAnd that's my biggest tip for, um, using ChatGPT is to always start with data.You mentioned, uh, I thinkAnd now I'm going back, because I listing description.You were talking about uploading pictures and so forth.Um, because ChatGPT has its free version.I think it's 3.5.Mm-hmm.I think that's where I'm at, because I went back into it the other day and played around with after watching some of your stuff.You, you're on a, uh, a paid version, so you're'Cause the free version doesn't allow you to upload Word documents- No.or pictures, if I'm, if I'm correctly, right?Wh- wh- tell me- No.explain, explain that proc-'Cause you were talking about in the listing description, putting the address, and if I recall, uploading pictures thatYou know, your professional photos, and then it will actually create a, a listing description based on what you uploaded.Yeah.Yeah, absolutely.And I also do need to point out, you do need a Plus version.You need the Plus subscription to use custom GPTs as well.Um, so the difference is the free version is very capable.Uh, I believe that its knowledge base has been pushed to, um, April 2023, and then for the 4 version, we are at December 2023 now.I just read that the other day.Mm-hmm.But here's the thing.If you upgrade to the Plus, not only do you have the ability to upload files, and that could be PDFs, pictures, ex- spreadsheets, any kind of files, but you also get web access.So you can ask ChatGPT to search the web, do research, whatever, you know.So now it's up-to-the-minute, if you think about it, and, um, yeah, and you can use custom GPTs.So at $20 a month, I think it is a no-brainer.I, I highly recommend it.Highly.Well, I, I'm going to encourage everyone to be on your, your webinar, and I hope you share and tag me on there so I can share it.People hear your webinar and, and get an idea, and then, uh, probably after that, that they need to go upgrade their subscription to this- Yeah.4.0, uh- Absolutely.because that's sort of a- amazing.My f-I guessAnd I think a question that many peopleWhat are, y- you know, just 3 or 4 basic GPTs that you think every real estate agent should have on their, on their tool belt, uh, and, and just any agent anywhere?Okay.So the first one is my listing description GPT.It's called the Listing Description Wizard, and it's available in the GPT store.There's a GPT store in- Oh, wow.withinYeah, ChatGPT that you get access to as soon as you upgrade, so you better get on that.And it's- GPTkind of like an app store.So it's almost like- Yeah.going to, uh, the Apple, whatever, store and getting an app.You can go on GPT and, and ask it someone already created something already?Yeah.Yeah.So, uh, I have a few of my GPTs available in there.That would be one of them.Uh, another one is for script writing for videos, because I'm a content creator and I think it's just so valuable.You need toEverybodyEvery agentshould be pumping out video every single day.Like, especially now that you have AI to help you, you know, create that, um, from idea to writing the script, to editing it, to posting it.Like, it, this can all be done with AI now.Um, and then another one that I highly recommend that people might be a little bit afraid of would be Zapier's GPTs.So Zapier, if you're familiar with Zapier, Zapier is a platform that will connect other apps and automate workflows and systems.It's been around forever.Uh, I've been using it my entire career.So like almost 15 years.It's been a little complicated to use in the past, but I'm sure you can see the value in being able to m- to automate steps in your systems, your, your, your workflows, right?There's, there's tremendous value in that.Like, you're, you're cutting down rep- you're, you're not hiring somebody and you're not spending your time doing rep- repetit- uh, repetitive tasks.Mm-hmm.Which is so important for your bottom line.And, um, recently Zapier integrated AI into, right into their platform and they created a custom GPT that is available in the GPT store, which by the way, nothing is paid in the GPT store.Everything's free right now.Oh.So get on that.So it's part of that- Yeah.$20 a month.Bam, you got all theseExactly.Mm-hmm.And, um, what it'll do is you describe what you would like to automate in very simple terms and it will literally build it out for you.It is wild.It is wild.So ifUh, here's an example.Yeah.Okay.So say I'm running an ad on Facebook and I'm using a lead form, a Facebook lead form to capture the leads, right?So I'm running a lead ad, uh, I can set up a workflow or an automation in Zapier that will automatically, as soon as somebody submits the lead form information, it will automatically be deposited into my CRM.I can have it at the same time go into a Google Sheet, a spreadsheet, and I can have Zapier text me to let me know that a new lead is available.So like, just think of the possibilities of what you can do with automation.And that is probably the coolest part of AI, is the fact that it can help you build automations which can save us so much money.And a lot of this, if I'm hearing you correctly, a lot of these steps are already created for you.You just got to connectI- Yeah.am hearing that?Exactly.Obviously- well.connect them to your Facebook.Uh, yeah, this conference-in September is gonna blow my mind.The webinar you're talking about is gonna blow my mind.I gotta see this.Right?Uh, this, this is really, really good and I hope, hope my listeners are, are listening and, and not getting overwhelmed byBecause I, I think everyone just needsWould you agree, we, you gotta take the first step.We're- Yeah.we're, we're talking 2 or 3 steps here, but we gotta, you know, work on one thing at a time.I mean, would you agree on, on what is it you need the most right now?Where would you need the help?And obviously you could probably coach them if they contacted- Yeah.and, "Hey, where, where should I start this journey?"Um, but realizing a lot of this stuff, people are creating it for you already.You don't have to create it.Or maybe you do have a new idea that someone else hasn't and you go in there and, uh, um, you know, be cutting edge.Yeah, absolutely.All right.Here is, umLet's see if I go down.UmWe, we talked about, um, overwhelming and, and needing a start.I'm gonna pass on that one, because we kind of already answered.This is a ChatGPT question.How did you initially recognize the potential of AI in revolutionizing the real estate industry?And what inspired you to specialize in this niche?Um, I really saw the potential early on.So ChatGPT was released by OpenAI in November of 2022, I believe.Yep.Um, and at the timeSo I've always been a content creator.I've always generated all of my business from social media.It's what I specialize in.It was either SOI or social media, and they were so intermixed.Like people were coming in through social media and ending up in my database.Going from my database to my social media.I've always built really good funnels directing people different places.So, I decided to coach social media to agents to help them do the same, because not a lot of agents really understood what they needed to be doing on social media to get buyers and sellers contacting them, asking to work with them.And, um, I didI started that a few years ago.It was really good, but, you know, social media is very time-consuming, just like door knocking.Mm-hmm.You know, you can reach a lot more people, but you're still putting hours in a day.Right.And, uh, whenSo when ChatGPT was released, I sawI thought, "How can I use this to make this whole process easier?"So it all started with social media and trying to make things easier for my coaching clients that were realtors, that needed to be out there more digitally.And when that worked so well, I kinda just went down the rabbit hole.I thought once I saw the potential of what it can do for your digital marketing, I thought, "What else can I do with this?"And I justThe rest is history.Can, can you give us an example of maybe one of your clients, you don't have to mention names, of how you advanced their digital marketing and actually saw some sort of, you know, difference?I mean, obviously some sort of return that they started getting by using AI in, into the digital world?Yeah.So I've been working with Jennifer Jones' team probably the s- they were one of my earliest clients with the AI.And we took a lot of her agents that didn't understand what they needed to be doing on social media, and they're creating professional-looking videos.Like videos that are generating business for them, which is great because when you're on a teamSo like the team leader is a friend of mine.She runs the top team in Canada.You know, she's got like 50 some odd agents working for her.Jen- Jennifer is co-hosts a lot with you on the podcast, right?Yes, yes.And, uh, yeah.Now, now her agents are building their own brand within her team so that'Cause, you know, not everybody is gonna stay with a team their whole, whole career.Even if, if you're with a team now, you still need to learn how to build a business for yourself so that at 1 point you can become an independent agent.So I, I feel like that's working.It's worked really well for her team.And then I have, like a favorite client.Her name is Muriel Gordon.You can check her out on Instagram.She's fantastic.She's in her 70s and, um, she didn't evenUh, so she didn't even open Instagram before, let alone a TikTok account.and she is just posting the best videos and she's loving it.And, and she was terrified of it before.I think that- Is it scripts or what, what is it for her that'Cause I think a lot of agents have that challenge, as you know, with video.They're afraid to get in the camera.Yes.How is AI helping her?For her, it's the ideas and it's the editing too, as well, right?SoAnd it gave her the confidence.So she's a different success story.She didn't think that she could even do it, and she is just looking like a rock star out there and I am so proud of her.So that's like a different type of success story.Mm-hmm.That she isYou would never know that she, you know, 6 months ago didn't have an Instagram account.And now if you look at her videos now, it's justIt's wild and her confidence is so great and it's done wonders for her business because, you know, she may have gained confidence in social media and content creation, but it's carried over into every other aspect of her business and she's just absolutely killing it.I think, you know, obviously time.you knowAs this, uh, uh, lady was not really confident in her video, it's a reason to, to, discard it.So if using AI helps you bringYou know, bring the confidence level up because the videoYou know, you're creating videos that look good, so you start to gain some confidence.How, how areHow is AI coming in to, uhI mean, do you recommend posting across multiple platforms?Because I know you're a social media expert as well.So, you know, when you got these great videos, are you posting from TikTok to YouTube Shorts to obviously Instagram, Instagram and, and, uh, Facebook Reels?What, what are youWhat do youWhat, I'm with- What'd you do with Jenny's group that, uh, you know, got them so video, uh, experts?Yeah, everywhere.Absolutely everywhere.So I don't think you should just be posting to Instagram and, um, YouTube Reels andOr sorry, YouTube Shorts and TikTok.I think your short form should be going on LinkedIn, um, Twitter, uh, Threads, Facebook, absolutely everywhere.That's my philosophy.Mm-hmm.And I was actually at a conference, um, Neil Patel hosted it in Toronto.He was in Toronto, uh, what was it?A week ago.And I went and I was around all of these marketingIt's all marketing companies.And they all own marketing companies and one of them worked for LinkedIn for her entire career and now has her own business.And I was talking to her and I said, "You know, I'm posting all my short form, my TikToks are going on my LinkedIn."And she said, "Keep doing it because that's where LinkedIn is going.And they're gonna favor your content, your short form video- content on LinkedIn."And I thoughtI knew it because not enou- enough people are doing it and it's all about exposure, right?And providing value to as many people.So why just post on Instagram Reels when you could hit, you know, 7 platforms instead of one?It doesn't make sense to me.Well, um, I'm gonna use myself as an example, get a little bit of advice.So obviously, you know, I'm, I'm doing an, uh, hour-long show.Some of, some of the agents that I have personally come in the office and we do them, we might go a little bit longer, but obviously I've got a lo- I got this nice long form, um, cut in- having it cut in the short form which, I mean, depending on who you have, could be endless amount- Mm-hmm.of different reels or short videos and, and type of thing.But it can become a full time job taking that, you know, uh, one or 2 interviews a week and, and then obviously posting it across all those, uh, platforms.is there somethingW- what do you recommend?Is there something out there that can, that can cut down the time consuming, you know, uh, repurposing that content across multiple platforms?Yeah, so I would use 2 AI tools for long form content to short form on all platforms.Mm-hmm.Uh, the first one would be like the Captions app or the Opus Clip, or depending on, you know, where you're shooting, I'm not sure about your studio here, but I use Riverside and I- Mm-hmm.have the ability to clip out, uh, Magic Clips, it's called.Uh, so that's the first one, then you're gonna get, you know- Clips attached to Riverside or what is that?Yeah.It is?Okay.Yeah, I love Riverside, you should l- you should look into it.Yeah.It's magical.Um, so that's cutting down significant amount of time.And then I'm using realestatecontent.ai for a distribution platform.And I'm using them because I can upload my videos there for distribution and schedule it to all platforms, but not just that, I can mix in static posts that are AI generated through the platform as well.So it's a nice mixture of video and pictures and posts, right?Realestatecontent.ai.Dot ai, yeah.Dot ai.Yeah.It'sYeah.Okay.So I would use a mixture of those 2.And you're right, you're on the ball, like y- getting yourThat's my biggest hack for content creation, is my podcast.Because it's all authentic, it's authentic conversations, and you're generating off a, off of a half an hour podcast, you can generate like 5 to 10 valuable clips out of it- Yep.um, that can be repurposed into, into other platforms and it'sYeah, and now you're posting how many pieces of content a week, um, in the time that it took you to record a half hour podcast?And y- if you use an AI vid- video editing app, you can also cut down that $4,000, $5,000 per month bill as well, right?By using something like the Captions app or veed.io.That office light's on a timer, if you don't move enough.I'm sorry about that.Um- That's okay.Yeah.Um, out.Um, uh, 'cause that, yeah, that is my, uh, and then you said something on a, a, uh, one of your, again, I don't know if it was a Reel or one of the, well, the Reel probably came from a podcast or, or some conversation you were having with someone, um, about the amount of times you post.You are almost, like, y- you should just be almost con- if I got the im- the impression, uh, my perception from your, what you're saying is y- you're not put- you're probably not putting enough out, content.Yeah.Yeah.Like I would, I have yet to meet an agent that is putting enough content out, person to per- like, meet face to face.Uh, there are content creators out there killing it, real estate agents.Mm-hmm.But yeah, I would say that like 95% are doing the least, not the most.Yeah.It, it's, it's a big question, and actually, it was funny.I was chatting with my boss this morning- Alright.she might be listening to this, but, um, w- we were talking about marketing and, and, and marketing on social media.I mean, unless you're doing, like you were mentioning earlier with the Facebook, where you actually, you know, someone clicks on there and puts on their information, then you know it came from that Facebook ad.But really, with the social media, a lot of- Mm-hmm.um, you know, people who are doing it, and they feel, they're staying top of mind, and when they're, you know, in, in our world, when, how often does a transaction come up for them, you know, whether they're refinancing, like me on the mortgage side, or they're buying a home.I mean, it do- it's not something they're doing every month, so when it comes up, you're, you're top of mind, and it- is there really a way, unless you have a, a direct, you know, a click, uh, uh, type ad going out there, to measure if you're getting business from your social media posts?W- what do you say-to people who, who just say, "Well, I, I, I c- I'm not getting any business from it?"Um, they probably aren't because their content doesn't convert.Like, it's all about providing a massive amount of value at a very frequent rate over a very consistent amount of time.Like, I've had clients that start generating buyer leads, like, not buyer leads, but like people reaching out, saying they're looking for a home in X, Y, Z, uh, within 30 days of running the system the way I coach it- Mm-hmm.and being consistent for that month, and then you know what happens?Some of them, they get busy, and they stop, and then 2 months later, they're like, "Shit, you were right.""You're right.I j- I shoulda just made this a priority and time blocked it into my day or my week, and now I feel like I'm starting from scratch again."So consistency is key.The value has to be on point, and you can use AI to make sure you're providing value.Like, social media all comes down to knowing your target audience and knowing the questions that they're asking so that you can answer those questions through video, through posts.That's all there is to it, but, you know, figuring out what that is is a little bit hard, so we use AI to do that, and, um, yeah.I feel like there are ways to understand where your business is coming from.I use ManyChat, so if you watch my videos, like sometimes I'll be like, "Hey," if I'm talking about a GPT I built, I'll be like, "Hey, comment or DM me the word GPT and I'll send this to you."That's an automation I have set up in my DMs, and now I'm capturing leads.Right?Right.So that, I- I do use that tool, but in general, you'll, you're gonna know if you're generating business from social media because people will DM you to ask you to do business with them, and if you're not, then you're not doing enough and you're not giving enough value, and that's all there is to it.Yeah, ILike, you can't post a bunch of sold pictures and, and expect people to like, like where's the value?Like, they don't care.They don't care about you.They care about them.Right.So either show them some house porn or give them some real value.HouseYeah.Um, you, uh, just mentioned it actually, and it was, uh, something I was, uh, w- to go back to the GPTs, you said you created one for buyer and seller, uh, if I heard you correctly on one of your, uh, shows there.Yes.Wha- what, what do those do for the buyer seller?WhatNo, those are ManyChat.Tho- those were ManyChat automations.So to capture buyer leads, like I have a, a buyer automation and a seller au- automation, and it, you know, starts with a trigger word, and when the trigger wordis said through comment or DM, they are sent a message, like an automatic message.And then when they respond, depending on how they respond, like an entire conversation happens until you have captured that lead.And yeah, I built out, um, 2, like an example of it, buyer automation and a seller automation for ManyChat.So you can put th- uh, say on a Facebook post?Yeah.Absolutely.SoAnd then, and AI scanning the, the comments and if someone says someth- one of these trigger words, like what, what would be a trigger word that you'dI don't, I don't remember what they are because I created these like 6 months ago.Something about buying, I guess, that they're open for buying, or, "Hey, I'd like to look at that house," or something like that, with some, some- Yeah.Yeah.Like if, if you are interested in this home, say it's for, if it's for a buyer lead, comment the street name.It could be a street name, right, that will trigger like a whole automation giving them all the information about that property and asking them for their information in return, which then turns them into a lead.So it would send them, uh, some sort of link or message through, let's say we're, we're using Facebook, through Facebook.Yeah.It all happens in, within the DM.So it's like Zapier, what I described earlier, but it's all happening within the DMs of either your Instagram or your Facebook.It's a beautiful tool.I am a huge fan of it.It has single-handedly changed my business.Mm-hmm.If you're not using ManyChat, explore it.Again, it's something that I teach within my program if you're interested.If not, there's so much information available out there.Just in, uh, in our conversation, uh, im- immediate thinking, uh, you know, these group, these teams, um, you know, they're buying leads or whatever, but they've got a lot of agents in the group that a lot of people don't even know because only really the point person, you know, the team leader is really the one that's out there on the advertising and so forth.But the fact that they're already investing in online leads and have that kind of mindset to dig deep into your p- you know, get your coaching to bring all those agents, because I think people don't realize, like for instance, every time I have one of these, uh, podcasts where I bring an agent in and obviously I, you know, c-copy the link over onto their Facebook page, their stuff is going out on Instagram, all their friends are seeing this stuff.All the people, the cir- the circles that I'm not in, I'm now entering those circles because this information is now and I'm attached to it.And if I, if I'm here, the, uh, with the proper use of AI, having that team of 10 agents who may not have, uh, little experience, and obviously the team leaders generally you would think has experienced, to dig in and, and have someone actually spending some, some time, 'cause you don't need all 10 agents to all learn it, you need somebody to learn it, and then 0 s- obviously share it and start utilizing it as a team- Yep.I think is, is, is gotta be, um, and if the people should be jumping on it.It's not that the individual agent can't use this, uh, if they wanna dig in, but some of these teams can afford it.You know, they have a marketing person.Well, that marketing person really should be on your webinar and be going to, uh, Niagara in September.Right?And, and I, I get a lot of that.So I do get individual agents signing up for my program, but more so I get teams of many different sizes who, you know, I always suggest that the team leader, and the best team leaders will take the program, but they're taking it alongside with their marketing person who's implementing everything.Because it's so important to understand what's being buil- built out on your behalf, right?Um, just because AI is, uh, like, expanding and, and, and advancing so much, you know, what you understand today, you're gonna have to understand more in like a month from now.Right?Yeah.So it's so important as the, the, the leader to really have a handle on what's being built on your behalf.And that happens all the time.They'll have like, they'll buy, you know, 3 programs, 4 programs, they get one seat, and then, you know, they put their support staff in the others so that they can do the implementation.But itThat's what I s- meant earlier when I said, "Yeah, I teach you how to use AI properly, but what I teach you is how to build systems with it, workflows and funnels," because theselike, this is all you need for your business.Mm-hmm.Yeah,Like, it doesn't matter which way you're prospecting, like, theYou have to capture that, manage it, nurture it, and convert it all the same.I wrote a question in here an- andbrought up the word systems in this re- I wrote theWell, I wro- I put a statement here to try to remind me of the question, "Set up systems and ask questions the right way-" Mm-hmm.was the statement that you took and IAnd utilizing the AI, I mean, if you can gumpify it, s- really simplify it for us on when you talk about s- setting up systems and obviou- and, uh, when you're using GPT, d- y- you need to improve on the questions you're asking it.And I actuallyI think I, uh, ran across one of your reels this morning, I was flipping through, um, to ask ChatGPT to ask you questions so it better understands what you're asking it.Yeah, 100%.Um, a part of the framework that I recommend in prompt engineering will always end with asking, telling ChatGPT to ask you whatever questions it needs so that it can better respond to your request.Super important.Um, you, y- there wereA- again, I'm, I'm going through, g- my, my last and final questions here.The, umYou mentioned, uh, I think it gets us back to your coaching program, your 4part program.I just put that down here in my questions.Hmm.You have a 4part program.Explain that.Well, because I'm teaching you how to build systems and funnels with AI, you need to understand every step of the funnel.So we do start with database management, what that looks like for, um, lead generation and automation.You, y- you need to be able to plug the stuff the AI is giving you into an automation through a drip campaign or building a landing page to capture the leads.So, I do cover that, and then I c- and then I get into social media.And at first I'm gonna teach youfirst, I'm gonna teach you all the platforms, every single one of them, including YouTube, from very basic to the highest level of video content creation and all the strategies to generating business, as opposed to using your social media as like a web page or s- or a, um, you know, something like that, which is what most agents use it for.Mm-hmm.And I teach you before we implement AI so you really understand what you're, you're trying to do here.And then we're gonna apply AI to every step, from idea, to creation, to editing, to posting.And then we get into the AI section, and it's AI for your entire business, there's steps to implementing it, customizing it, you know, training it, um, all of my GPTs, how to build GPTs, your own, uh, other AI tools, how they all work together to create workflows so you're not just going in to do one job when you use AI, you're generating an entire system for that quarter or that month or whateverit is.And then the last part is automation, so that we can automate as much of everything that we've built as possible.So you're taking basically what you've doneSo this is what I do.roughly 18 months and you've condensed it down, uh, because you've done all the research.I mean, you've done- Well-all the trial, a lot of trial and error, and, uh, I think there'sLike you said, the AI is always changing, you know, there's a new, you know, app or whatever, a new program comes out or, or that type of thing.Mm-hmm.AI's constantly, um, moving at a very rapid pace of what it can do andYou know, so you're staying abreast of that, but you're doing that for them.But for, for those team leaders, those marketing people or individual agents, they're getting a condensed version that they can, can almost plug and play.You're giving them the educ- little education.They have to know how to figure out the math problem behind the scenes, right, and then use the calculator- Yeah.to actually do it.Yeah.And, and you gotta remember, like, this is somethingThis is what I've built my business on.And, uh, you need a funnel or a system to bringing in, nurturing, and converting business.You need that as any business owner.So I've just retargeted.Instead of targeting buyers and sellers, I'm now targeting agents.So I'm using my own system that I'm teaching you and showing you how to apply it to buyers and sellers as a realtor.But I have so many different types of industries in my program because they see this can apply to any service industry.Yeah.All I have to do is change my target audience, and this will work, and it does.Awesome.Um, you, um, mentioned Google in aold was it, within the last few months-as I was, again, combing through a lot of your materials.Um, the Google search, you, you called it GEO, generative engine optimization, that you need- Yeah.to start using w-well, we'll, just explain what you, what you meant there and what people need to be thinking about going forward in this, this search mechanism.Well, since September, I've been talking about the importance of being discoverdiscoverable and having our business and our brand be discoverable by AI.Mm-hmm.Right?Uh-huh.As more and more people use it and replace that, like, I'm using AI to do all of my research for me now online, um, because I have web access.Um, so how do you become discoverable by AI?And that's by having a massive amount of valuable content, um, which you have to do through social media.It's, it's almost impossible to do that otherwise, unless you're writing blogs every week, right?So, I always foresaw that as like the future of where we need to be in terms of marketing.But then Google made an announcement about a month ago now, uh, in the US they've already started to implement this change.Their search results cha- uh, pages are changed now.So you used to have like ad, ad, ad, ad, real content, ad, ad, and then you'd have to go to the next page.Like, really, at this point, we're getting like maybe 4 solid results on a Google search that aren't paid, okay?Right.Like sponsored ads.Now, the top of the page is gonna be all AI generated content.So I, I, I don't know if you're already seeing that in the US.We're not yet in Canada, but it's coming.Um, so that just reinforces the belief that you're gonna have to be searchable on AI.How does one connect that for me?Social media.How, how start?Is it- You need to have an authentic and strong brand presence, which means a lot of content, but like a lot of valuable content.Make sense?Um- So that's where social comes in.Well, er, is it the, the searchable words?Whator, you know, should we coupling that with the content that we're creating?I mean, what'Cause you say AIAs long as you areYeah, keywords are important, but as long as you are, like I said earlier, answering the questions that your target audience is asking, you'll be okay.Just do it on a really frequent and consistent basis.I know, um, Neil Patel, he's got, um, what's itask, he's got his website.I, I was looking at it the other day.Um- He's great.ask the public or something like that, where it'll, he'll tell you- Answer The Public.Answer The Public.Answer The Public.Uh, and you go on there and put in a subject, you know, put real estate, and it'll tell you what real estate or hey, what mortgage questions are they asking today?And it'll give you- Yeah.uh, you know, uh, a bunch of different topics that are, you know, what's hot, what are people asking about right now.Um, and making sure you're creating content as he's recommending probably here is, is going to help you there.Yeah, absolutely.I, I- Yeah.That's a huge tool that I use and
