I’m CJ Calio — a former UPS driver turned full-time real estate investor and co-founder of WNN Properties. My wife and I started with no experience, no capital, and no connections — just a strong desire to create a better life for our family. Over the past 8+ years, we’ve built a portfolio of over 90 rental properties across multiple out-of-state markets, all while raising three kids and living in Hawaii.

We didn’t flip homes or chase shiny strategies. We focused on steady, cash-flowing rentals that gave us freedom without burnout. Today, I mentor everyday people through the same process, helping them confidently buy their first and second properties — even if they live in high-cost markets or don’t know where to begin.

I believe anyone can do what we did, if they follow the right plan and stop waiting for the “perfect” time to start.
