a little bit of practice on that. Thank you so much for having me. I appreciate it. Oh, thank you for coming over, you know, and I'm, you know, when I met you in back in December at the real producer show. And Daniel had met you before, and I know you worked a lot with George, and I met obviously your team came there too as well, so got to exchange a little bit. And then obviously I started following you guys and what you've been doing. And like we were talking before the show, you were carrying a lot of glass there at the Coldwell Banker award ceremony. Was it last month or lowest last month? Excellent, excellent. So we mentioned the top 10, top 10% where we're you had some individual awards there too? We did, yes. So cold banker is really awesome about recognizing all of us. And it's, it's probably one of the coolest things about being at cool banker is the recognition. Because, I mean, what? Realtor doesn't like that. We work really hard and we put a lot of time and effort into it. So the recognition does go a long ways for us. But so we got, we got top producers in a couple different categories being on a team. We kind of categorize those differently at the at the brokerage there. So then we got small teams, top producer, top listers, and then actually top 5% in the company. So that's pretty awesome, top five. So I was awful. I was off 5% I thought I saw one of your

top there was a top 10 also got recognized for 5% Yeah, awesome. That's, I mean, and that's all that's national, is that it is not just Vanguard, but Coldwell. Banker national. How does it accept of the franchisees? Bro Caldwell, banker national, top 5% that's pretty stout, right there. Yeah, as I like to start off every show and get a little bit to know about you, Jordan. I mean, where are you from? Where'd you grow up? So I'm actually, I call it an orange parkian Because I'm not just a Floridian. I am a orange parkian. I grew up in Orange Park,

which seems so small when you look at it. So I've actually, I was born and raised in there. I mean, that's kind of how when people ask me, you know, why do you do so well in real estate? Well, I grew up here. I know a lot of people. I went to Orange Park, elementary. Went to Orange Park, you know, junior high, high school, etc, right? But you know just a little bit about me. I have identical twin sister. If you knew that,

I did go through some of your pictures, and I think I did you have one or two pictures? Did you have one or two pictures on your face?

I definitely have quite a few pictures. Oh, maybe I just thought it was you, but I always share that because we actually grew up with where people would mistake us. So it's kind of funny, where you know people, even though they they think they know me, they actually know my twin sister, Jessica. She live in Orange Parker. She does Yes, and she's a nurse. So it's kind of funny. Well, I'll even go to a listing appointment. This happened recently. I went to a listing appointment. They're like, I think you delivered our baby. Actually, it was my twin sister.

So wow, that is funny. That is funny. So I have

a twin sister. She's definitely my best friend. I have three boys. Yes, I have Lucas, Logan and Lincoln, age seven, five and two and a half, which is wild wild ride. But I went to college here at UNF and I What was your major, actually. So originally I went there for Exercise Science. I switched it over to community health. Graduated with community health just because I just wanted to be kind of done with it. I realized that I was wanting to go in a different direction, and so I went with real estate. I actually graduated, got my degree, didn't end up using my degree, but you know that that sometimes happens. And so now I've been in real estate

for because you mentioned in some of your places where you know there is some sort of little bio about you. You are a fitness enthusiast, yes, yeah. So I was an education major, so I do stand up and teach real estate classes at the board. So that's why I like to say that's where I took my education degree. Yeah, that standpoint. But when you know you're reading the personal development and everything, being physically fit is part of the game too. I mean, you know not only the mental strength, but obviously you know you're presenting yourself out there every day, and you know looking good as part of that thing, if people want to be around, it

 

Jordan Feria  6:19  

is about presentation. I'm not gonna lie about that. Yeah, it absolutely is. And your health is a huge part of your life. So, you know, we don't, we're not cats. We don't get nine lives, one opportunity, as far as we know, right? Fitness has been a huge thing for me, not just for, like, physical wise, but also for my emotions. I've actually, I struggled with depression, and I shared a lot of that with my story. I watched it, and I think that's a big part of my stories, because I'm kind of vocal about that. But so with that, my release is actually working out. So I've done CrossFit for 10 plus years now. Right now, it's been so crazy busy with work that I've had to find different outlooks. So I have three different gym memberships. I still have my cross boot membership. I have the YMCA, and then I have Bayley. So whatever part of town you're in, exactly, I just purchased a peloton.

Well, I heard David. He can in his new office has a peloton or two in there, from what I understand.

 

Jordan Feria  7:20  

So it's awesome, but it's also it's a totally different workout for me. I wasn't even ready. I wasn't prepared for it after doing all the CrossFit, yeah, in you know, what's crazy is, I was talking to someone this weekend, like, after doing all of this different type of workouts my whole life, running everything every day almost, I get on a peloton and a week in, my knees swollen, and I'm like, what is happening? You turn 30, and now my knee was actually swollen. So I guess it's because I'm using different muscles and everything. It seems to have gone down now. But I'm like, what is happening that's possible?

Yeah, yeah. We're using something different there. So initially you fitness was your thing. Did you see yourself like as a fitness instructor? I mean, what was your initial vision as you were going

 

Jordan Feria  8:07  

to college? Yes, so I, actually, I coached CrossFit for a little while, and then I had two different gyms, and then I hung that up when I had children, and I just wanted to be a part of the like, CrossFit is such a huge community, right? So I just wanted to go back to and just kind of enjoy the workout and stop having a coach. So Blackfin CrossFit has been my home CrossFit for years, and I absolutely love it. They're actually a huge part of my business is comes out of the gym, comes out of black and CrossFit. Yes, absolutely that's awesome.

I'm going to circle back to the circles of influence in a little bit. So you had the children you kind of took some time. Where do you start getting your interest in real estate? Where does that come on?

 

Jordan Feria  8:51  

So I've always been into design, and my mom has been a huge part of that. I feel like every part of my childhood was she was redecorating each room in each season of our lives. So, and it wasn't just a little like, let's change this furniture, let's change the drapes, or whatever it was like, Let's redo the entire room. So that's always been instilled in my in my mind, and I actually, you know, I love it. So I wanted to do something that I could incorporate, you know, being around, you know, houses. And I still remember as a little kid playing Barbies and and instead of playing with the actual Barbies, I built little houses for them and designed the little inside, kind of funny, but to kind of like, go full circle with it. I had a really good friend, Josh Danley, who is still in real estate. He has his own team. And he said, You know, I'd love to have you aboard. I think you do awesome with it. You have a decent personality, so, and you love, you know, the idea of, you know, real estate. So I really didn't know much. Much of what I was getting into, I just knew that I was going to take this class, I was going to figure it out, and he was going to kind of guide me. So Josh Danley put me on his team, and I was on a team for about six months. And I mean, I thank God for him every day, because he did a great job teaching me what I needed to know, and he kind of helped me find myself. And I wanted to explore just being a agent by myself for a little while. So I did. I got off his team, and

was, this was a different brokerage. This was

started at Coldwell, and I haven't left so and yes, so I I've stayed there as a single agent, kind of by myself, there for a little while, until Lindsay entered my life. Lindsay and I have kind of known each other for we knew each other in high school, but we didn't really hang out too much.

So she's another orange parkian. Oh yeah,

she's definitely orange parkian as well. So we, of course, had the same sphere of influence and same kind of friends in the area. So I, you know, she contact me. She said, Hey, can you help me with real estate? And I said, Yeah, absolutely. You know, everybody needs someone to help them in real estate. If you don't have a friend that's going to help you in real estate, I don't know, it's going to be hard to

disperse, trying to discover everyone. And then there's a little bit of trust, right? She trusted you to give your whatever information you had to help her absolutely open some doors.

 

Jordan Feria  11:28  

Yeah, so I started out just taking her, and said, Hey, why don't you just kind of ride around with me? And really, having a team wasn't even on the radar. It was just kind of like, you know, I thought about it every once in a while, but I really, I hadn't been in real estate very long, so I wasn't really ready for it.

And were you still a little bit of a confidence? Yes.

 

Jordan Feria  11:49  

Um, I was doing a ton of real estate at the time. I was almost drowning a little bit. And Eden, Jordan actually says she's, I call her my real estate mom. She kept on saying, Jordan, you need help. You need help. You need help. You know, I had just had our third, my third child, and so I had this brand new, like, little baby. When Lindsay came to me and I was taking them to listing appointments and everything. So Eden was like, you really need to think about having a team. And I was like, Gosh, I really don't know about this. So Lindsay kind of pushed this. She a little bit more, and I brought the idea to Kim Knapp. And Kim was like, do it, you know, go for it. So took a leap of faith.

So, so Lindsay got with you, and that was your first teammate,

yeah, Lindsey became the first member of the far yet.

Okay, let me get back in here my on some of the questions I actually wrote down, because this often happens in my conversations, as we start going off. Not that we're off on a tangent, we're off on some good stuff, and that's what we don't want to interrupt. So let's just take a step back and you know, those that you know the first six months. I mean, how long did it take you before you sold your

 

Jordan Feria  12:59  

first home? So my first home actually was my own home, which is kind of cool. I love saying that it was two and a half months into real estate before I closed my first deal, which is pretty awesome. But like I said, it was my own home. It was a learning experience. I still remember going to my first inspection, and like learning so much. I was so overwhelmed when I first saw that inspection report. I'm like, holy cow, look at all the red. But now it's, you know, many transactions later, it's come come a long ways for sure.

So what are some of the storm and Josh was, you know, I can't believe he had all the answers. But what are some of the things he definitely helped you with? But what are some of the things maybe you look back right now go, oh, geez, I wish Josh knew to tell me that. Or maybe you tell you know some of your your your new peeps that you've brought on, you do a little differently than say Josh did.

So I do a couple things differently. The biggest thing that I love that Josh did with us was he really taught me how to market myself. And, you know, going into something very brand new, it's, it's extremely hard to say, hey, hey, world, I'm in real estate now, right? Like, use me as your realtor when there's 1000s out there, right? So Josh was amazing at being able to say, hey, I want you to not tell people you're doing real estate. Rather, I'd rather show them you're doing real estate. So instead of telling everybody, Hey, I'm doing real estate, real estate, real estate, I'm showing them I'm going to an open house. I'm talking about the open house. I'm talking about the listing that our team has, and he showed me, like, Hey, it's okay that you share my listing, because it's, you know, it's a team. So I thought that was incredible, and so awesome that he was willing to help me do that. So by showing the world that I was doing real estate, and even though I wasn't even busy. At the time, I hadn't, hadn't even sold anything yet, but I was getting messages. Gosh, you're so busy. You're doing amazing. I'm so excited for you. And I'm like, it's gonna happen. It's gonna happen. I'm speaking into existence. So Josh was pretty awesome about that. But you know, a little

bit, were you using social media? What were you

 

Jordan Feria  15:18  

absolutely yeah, so he was really big on just, here's how, you know, you kind of show yourself doing these kind of things with real estate and, you know, use these emojis, use these, this different terminology, capitalize this. So it's like, it's, you know, showing the world that you're trying to announce something, right, you know. So he really helped with social media stuff. The bigger thing that I do a little bit differently is, I mean, I just kind of, I definitely do that. I tell the girls, use my listings, use, you know, Lindsay's listings, to share them all as your own. Because that's, that's a huge takeaway.

That's the benefit of the team, right? If I'm, if I'm listing my house, I want your I'm hiring your if I'm hiring the team, I want the team to be out there working for me. Right?

 

Jordan Feria  16:06  

Absolutely, absolutely. So, I mean, the structure of mine is just a little bit different in the fact that, you know, whenever I do I do marketing as a whole team, so everything that I do is going to have all four of us on there. I'm really big about that, because recognition is a big part of it, like I said before, in real estate, and so I want to make sure that they are recognized for their good doings, and for, you know, our listings and and making sure that they are getting everything that they can out of marketing and stuff. So I invest a lot, I mean, a lot of money into marketing and different strategies and things like that. But, you know, well, talk about

 

Tracy Hayes  16:50  

because generally, as your business owner, so you've probably done some marketing that you would never do again. Yes, you're like, oh my god, I can't believe I just wasted all that money. Yeah, you know you've had those. Give me, give us something that you like you didn't like you would not recommend anyone without embarrassing yourself, because we've all done it.

 

Jordan Feria  17:12  

Let me think, I don't know if I have one that's like, terrible, terrible, because the biggest thing that I really do is the marketing for each listing. So I guess here and there, I've invested into something like, you know, a video thing that really wasn't even necessary. Like, we went above and beyond, and it wasn't really necessary, but, you know, banners here and there and that kind of thing. But honestly, like, I really do feel like the things that I have benefited from have been really just, you know, marketing for the listings and we, I do high dollar photos and photography things like that. I don't, I'm very proud to say that. I don't, I don't pay for leads. This is a big that's a big thing different i, because I'm local. I have a huge

 

Tracy Hayes  18:02  

following, because the marketing you're doing branding yourself, right? Use that term of branding your team. That's a long term play that's going to continue to grow the lead by is, well, I guess the only thing I can grow out of a lead by is maybe you meet somebody, you actually are able to do a transaction, and then maybe that person refers you later. Yeah, that would be the only you know, the long term playoff buying a lead is, hey, I'm going to get all this clients, but I'm going to have all these past clients I spent all these money on and home, and hopefully they'll that one lead leads to five deals over the next 10 years, or whatever. Yeah, definitely. Versus the branding is a long term. Your names out there every day, but you're local. Why would you buy leads if you're getting enough naturally, right, organically?

 

Jordan Feria  18:49  

And, you know, I have done the, you know, certain ones, they're not lead generation things, but where they'll say, Hey, do you want to be a part of this group where, you know, we put your name out there on into a magazine that's probably the biggest waste of my money ever spent, was Country Club magazine, right, where they kind of put a little ad in there. It's like, Why did I do that? Who opens that magazine? You know,

 

Tracy Hayes  19:19  

you're better with the social media, Instagram, Facebook, then, yeah, then, then that, of course, obviously, we know technology is basically put the magazine business out of business, for sure, yeah, for you, keeping yourself, you know, we talked about, you know, staying fit and so forth. That's a passion that you have. You know, what do you do to stay sharp? Because you are, I think you I think you I saw your 3031 32 something, almost 31 almost 31 Okay, so you might imagine when you first started. I mean, you know, as a lot of young agents look at, you're looking at these people say you don't even own your house, right now, right? You know type of thing. Or, you know, hey, you just got started. What have you done over you know, you're in, you're still very young. Um, to keep yourself sharp. I mean, do you are you a podcast listener? Do you like going to events? What? What do you do to fill yourself with with information and positive information too? Absolutely.

So one of the biggest benefits about being at Coldwell Banker is the trainings that we have there. So that's a huge thing that, you know, we I always try to take advantage of, is the trainings there, but being young, it is definitely hard, and it was more so hard when I first started, because that was always a comment. It was like, Oh, you're so young, and I don't find that to be a negative thing.

No, there's some young agents that are killing it that are even much younger, right? Well, relatively, much younger than you right?

 

Jordan Feria  20:41  

Yeah, so as long as you know what you're talking about, yes, then do it, you know. But there, there is. It's a confidence thing. I'll tell you that if you don't have the confidence in real estate, you're not going to make it. And that's a huge, huge thing.

 

Tracy Hayes  20:56  

What are some things that you do to you know? Because I imagine, you know, as we all do. We all sometimes have that, that someone on our shoulder saying, oh, you can't do this. You get this deal. You're not what do you do to shrug that and get that confidence? There's some internal things that you go through. What do you how do you motivate yourself and put the positive mindset in?

 

Jordan Feria  21:18  

So there's two things that say that, one, well, the the most obvious one is when I started team, there's a lot of naysayers, because I was still really new to real estate. I was two years into real estate, so it was, it was soon to have my own team, and there was a lot of negativity. I It wasn't so much of coming at me. It was, Do you really think you're up for this? Do you think you can do it? Oh, here's the idea, I'm doing it. I'm proud of myself for doing it, but I also take it as a challenge. So when someone says I can't do something, yeah, yeah, I'm gonna I'm gonna do it, and I'm going to do it 1000 times percent better.

And that's a common theme for the for those who've gone through a similar thing, whether it's real estate or anything else, and like, when you have the naysayers coming at you and and, you know, at my age, I look back in, you know, listening to your story, and I kind of feel sorry for some of the naysayers, you know, we oftentimes, you'll look at other people as competition. But what I found is, and you know, you're the 56 episodes of roughly about 50 agents that I've talked to all producing, even the young ones that I you know were early on are are just moving up very quickly to your level. They don't see the other agents as competition. I actually see them hanging out with each other, even when they're all with different brokers, especially the more senior agents that are all producing, and they're sitting in a room, and you got four of them sitting around a table, you know, having lunch or whatever, you know, and they don't see each other as competition. So they don't, nay say, each other. Now, they internally say, I'm doing more than so and so, you know, type of thing. But they actually feed off of each other, right? Where, to me, the naysayers, the only thing I could think they're doing it for, you know, I don't want to use the well, the term is jealousy. To me,

well, I had this saying that, you know, like I feel you're you're spot on where you say you feel sorry for someone that's the naysayer. Because honestly, the ones that are are saying the negativity. That are negative, you got to think about what they're going through. Why are they feeling that way, that they're trying to put someone else down? And that's really like, every time I've heard somebody say something negative about someone else. I'm like, they must be really hurting inside. There's something that we don't know about that they're they're really hurting because they're there's no way that they are just that insecure and jealous of that situation. There's something more going on. Yeah.

 

Tracy Hayes  23:55  

So I know we all have a level of insecurity at different things. How we all handle it differently and and I think if I could stand in front of a room, matter of fact, you know, one of the things I told my new goal now for the podcast, someone asked me what my goal was for the podcast the other day. I didn't know them very well. He's probably listening right now. So I'm going to answer your your answer I've changed, because what I found is interviewing top producers like yourself, there's some common themes in there. You know, don't see the other agents as competition, right? You know, like you got to hate them. Like, unfortunately, loan officers do it all the time. And, and something I'm working on right now that we need to change that thing, as the agents have, or top producing agents are. But to gather this information in if I was standing in front or wrote a book? Yeah, that's because I'm all this information. You guys are all seeing very similar things, right? With with different stories, but similar themes, right? And that's what's very what I'm finding very interesting about the podcast. So to be able to stand in front of those agents and to. Understand there it's we have an unlimited income potential for both of us. The only thing is holding us back is time and ourselves, right? That other person is not holding you back unless they're physically restraining it, right? Your mental capacity, as you mentioned, education and those, those because that's a common theme, educate, educate, especially as a young realtor, grab everything you can you have all the time in the world all day long. Educate, educate, educate, and, you know, become a master, which gives you confidence. We talked about that. So these are all common things are here, but I would get out front and say, Stop hating on others. Some are going to go faster than you. Okay, yeah, absolutely. A lot are going to fade off into the sunset. Unfortunately, it's part of the business, right? But you need to stick in there. Be a cheerleader, learn from the others, and you will catch a coattail. You'll catch a wind and go 100% actually.

 

Jordan Feria  25:50  

Kendra Peck, she's also a realtor at my office, we have gotten this bond. We would call, we still do. We call each other and we're like, Hey, I'm kind of feeling slow right now, and how you feeling well, you know this is gonna happen. You know that next week you're gonna have all these listing appointments, and we pump each other up Yes, and every time, every time, it's just that little boost of confidence that you need. And you know, I'm so grateful for her, because she's been my huge cheerleader. You know, we cheer each other on we go back and forth on it. We love it. But we also have a little bit of competition too, because we start at the same time. So it was kind of like we love that, but, you know, and I bet you have the same thing, but my biggest naysayer has been about or taxes. Kendra actually was one of those ones that did that for me, that called me and said, Hey, don't you need me saving this amount. So I'm very thankful for that. But actually, you know, I had very close people to me that I never thought would say things like that to me. That was, you know, it was just almost negative, just like they were jealous of

your success, right, right? It's like, okay. They were Yeah. They were like, okay, yeah, more successful you are, the more taxes you generally will pay, right? But you know what I'm actually getting with some tax experts now, because that way I can divert that problem before I get there. I know what I need to put away. I know I can protect myself over here, invest in that, do this and and, you know, I was listening to a podcast the last couple days where they're just talking about, well, what if you get too busy? Well, geez, that's a really good problem to have. And our jobs, everyone's jobs, is designed around solving problems. Your value is based on the problems you can solve. And you know, yeah, I'll figure out the tax. Yeah, I think you probably have found out as you accelerated fairly quickly, yeah. Also, you see this big check come in, but you're mature enough now you're looking at that check and you understand it out,

because not even, yeah, whole thing is not yours, tax savings account, marketing account, regular, you know? And then I can spend this much, you know what I mean, like, that's just how

it's no difference. If you you know you were selling widgets, and someone bought 10,000 widgets, and they sent you a $20,000 check for it. You get that check? Well, you got to go back and pay for the widgets that you well, parts of the widgets that you put together. It's a business, and the business acumen is, some are better at it than others, but I would say definitely, as I'm sure you've experienced, get with someone. Learn, learn what others have done, learn mistakes others have made, because there's plenty of mistakes out there. We learn from those and overcome that. But yeah, I agree with you. Yeah. I won't say who said it to my wife, but it was someone close and we very but it just showed how narrow minded they were in that and that's where I feel sorry for them, because I'm I should have been a psychology major, and I'm like, why do they think that way? Yeah, what? Why? Why are they making that statement? What? What information they put in their head that they felt that they needed to say that to you, versus saying, Hey, make sure you get with a good tax professional so you know how to you know you don't want to get caught

by the what in reality, though, the sad part is, you're waiting for them to say something encouraging to you and be like, I'm so proud. You want them safe, because there's someone you trust. I want you to say, I'm so proud of you for working so hard and going from the bottom up. Because you know what the crazy thing is when I. Started real estate. And the reason why I'm so successful, I feel like the true part of why my success is is because how I struggled before I got here. You know, I lived paycheck to paycheck. I didn't have the money I borrowed, actually, I borrowed the money to take my real estate cap class. I borrowed the money to hang my license. I borrowed it. I didn't even have the money to do it. And when I say I was paycheck to paycheck, I was waking up every single morning checking that account and, you know, like that. I was writing down, you know, my debts. Okay, I'll just pay the minimum payment on this, pay this one, you know, and because I lived like that, I know what it's like to struggle. And I say this for everybody that is struggling, you know, write that goal down, pray about it every day. Because I remember waking up every single night when I had a transaction, getting on my knees. I swear on this, I would wake up in the middle of the night. God would wake me up. I'd get on my knees next to my bed, and I would pray for my customers. I'd pay for the transaction. I'd pray for a house that I'm looking for, for that customer to come. And I would specifically pray for almost an hour and and I would get back in bed, and I'd fall asleep, and I still wake up rested. I'd be fine, right, right, you know. But it was those moments, and I still remember praying so he was

giving you rest, right? Yeah, wasn't the actual hour.

It was, yeah, you know. I remember waking up one morning and checking my bank account and just saying, God, I can't pray enough to know what it's like. Just give me the opportunity to know what it's like to wake up and not have to check my bank account and know that there's, there's enough money there.

Jordan has some pretty powerful stuff right there. Make sure you note that down. That might be one of our little clips. You know, I think we've all heard that. I mean, there's many stories. Jim Carrey wrote the million dollar check to his dad. I think it was, yeah, and said, you know, one day he'll be able to cash his check, Sylvester Stallone. I mean, how many times has he told no all the naysayers he had? And now, can you think of another movie franchise that's worth more than Sylvester Stallone in the rocking series? Yeah? Maybe Star Wars. That's about it. Yeah? Those guys took the leap of faith, borrowed money, whatever it took, borrowed time. Somehow in took that leap and the rest is history, yeah, and now one day, hopefully you make the money like semester Stallone. But what a difference in here. You know, you're used 30 years and so many months old right now. I mean, you think about if we go back, because I've seen some of your Facebook pictures on there, and you look like any you know, college student on some of those pictures and so forth, where you were then. And now, of course, you're telling me you were paycheck to paycheck, probably running in a negative A lot of times. Just when was that next check in a deposit that you wrote or whatever to today? And I mean, what? What does that just like change your entire mindset now, what are you thinking about versus what you were thinking about?

Then, you know, the cool part is, I'm grateful for those days. I'm so I'm humbled because those those days that I struggled and I don't know that I hated, the those moments, because honestly, some of those, some of those moments of my life were, were some of my favorite times because, you know, I was having children at that time and and I was able to stay at home with them a little bit more. I was spending a lot of time with them. You know, those, those moments are precious, right? But because of those, those moments, because I've struggled like that before, I know that I can't let go of my faith, and I have to keep going. And when I don't, when I take the time, and I get caught up in the motions, and I forget, and I just, I don't pray like I normally do. I see it I do. And, you know, December was a perfect example. I kind of felt like I was, I had straight away from my normal where I was, and so I I start, I got out my prayer journal, and I start writing down prayers. And if you saw my prayer journal for December, it's pretty full, actually, from, I take that back from from November to December, it's, it's just full. God, give me some, give me some listings, please. Just, you know, I need, I need to know that everything's okay, because there's a question, what is this market going to look like, right? You know, and we are commission based, so we, we don't know. We don't know, and it's, it's scary thing. And I'm a single mom of three, I'm the only income, so there is no help, there's no support, nothing. It's all on me, and it's stressful. I won't lie to you, it's so stressful, but I'm blessed, and I know that, you know, the more I just continue, just going forward and I pray about it, and I keep, you know, staying humble and not being crazy, and, you know, blasting to the world and making this huge amount of money. Sharing. If somebody needs money, I'm the first one to say, hey, here it is, because I've been there and I want to be, I want to be the one that that is able to do it.

You have the three boys are on your Facebook quite a bit, obviously. And you know, when you had them initially, like you said you didn't have any money. But there was, the level of stress is roughly the same. Would you agree now? Now it's like, Hey, I'm providing them this lifestyle. If I want to go to Disney World, I can. I don't have to think about it. We're going, we're on the road, we're back. Then it's like, oh my god, I gotta go to Disney World. What do I need to do? I gotta get a second job, right? You know, type thing. So, but how does it make you feel? You know, I often talk about, you know, from the I've interviewed, there's a lot of single moms, unfortunately, but out there successful ones, so thank goodness, like yourself is what, what's so great about it, and how they impact their daughters, but for their sons to come in because they you know, you're, you're not only Mom, you're the breadwinner. You're taking on all this stress, but when mom's success comes in, I can imagine you are a glow when you come in the house. And those boys are just magnitude they're

definitely the older they get, the definitely the more grateful they become. My oldest can he reads me like a book. I'm actually pretty easy to read, in general, for most people, but he knows if I've had, if I've had a stressful day, he comes over and he'll rub my back and say, Is there anything I can do for you? And I just want to tell you thank you. I just want to thank you for everything you're doing for me. Because, you know, we do sports. We just got done with three sports all at once. What was like thinking, but yeah, we were doing flag football, basketball and baseball

same time. That's every night of the week. Talk about no life, probably twice on Sunday.

So they're, they're becoming, they're becoming men. And it's really cool to watch. You know, even at their young age, it's like they're gonna know that I was there and I supported them. And you know, no matter what kind of struggles we've gone through and what our life has looked like in the last year, you know, going through this divorce that I had, it's been traumatic, but then they've also been able to cope so well and come together, and I'm so proud of them.

Yeah, yeah, well, that's you. I mean, they're reading it off of you. There's no doubt, mean, that. I think there's no doubt our, you know, our kids are watching more than we realize they're watching. And when they look back, and maybe they, maybe, in a few years, they listen to this podcast or just and how you express your your story, and they understand what it means paycheck to paycheck, because they don't understand what that means right now, and how you took the leap of faith and dove in and in writing a history book now. All right, so let's we're going to change that. Let's really dig in and try to put this next, you know, 1520 minutes, into your your business, your team. So if I saw the notes, or saw whatever it was on Facebook or whatever, you posted 61 transactions, 43 million as your team, which obviously you were more than 50% of that personally, I think if I saw the numbers correctly, tell us about your team. So Lindsay was the first one. She's She's come on and then hack, I want to pronounce her name. I would call her just miss Stevens. That would be easy for me. And then you just added Kristen here recently. And of course, Paige, it brings you all together as your assistant. So tell us a little bit about each one of those, and what you where they're at in their career, and what you're doing, you know, as the team leader to bring them up.

So Lindsay is very similar to me. She has a very similar background to me, and I know for a fact that the reason why she's successful is because of her struggles in life. You know, she, um, she'll tell you, she, she grew up with a rough life, and it actually means a lot to me. You know, the more that you've struggled, the better your life is going to be beyond whenever you are successful. I think that that's a true, true statement.

You made me think of something when you said that I was away this past week and I met one of my wife's cousin's father, who hopefully he may listen to this, because he took my podcast information down. But he asked me, because I said something, and he's a minister, and I said something about, you know, I just, I just kept the faith, and he said, and he asked me specifically what I meant by that in our discussion. One of the things was, you know, some people like, oh, I don't believe there's a God, because he's thrown these obstacles in my way. If you listen to the some of the greatest people in our lives, or, you know, in the history that you can go back, and there's a lot of videos on YouTube these, they'll tell you that it's the obstacles you have to look at that he's putting in your way. Or we see as a. Obstacle that he's trying to teach us something, right, right, how to overcome it, strengthen ourselves, whatever it may be, mentally, physically, whatever that challenge is, to overcome that obstacle. He's not giving us obstacles that are unachievable to overcome.

It's crazy, because sometimes people say the words, you know, and I've even said it multiple times myself. God will never give you more than you can handle. He does, though. He gives you more than you can handle on purpose, because he wants to show you that you need to lean on him. And you can't do it all by yourself, you know. And so these obstacles that you go through make you stronger in the end and and I feel like everyone needs to go through the ups and downs, the valleys and and the mountains. You know you go down ups and downs, because that is what life is. Life is just a roller coaster, and it must be even more on his real estate roller coaster for listings and buyers and emotions and just all the above, but you're so spot on on that it's, it's the challenges that make you grow, and it gives you the stories that you're able to look back on and say, Okay, I've been at this point, but I'm going to get to this point. And when you're in the valley and you're there and you're in the deep and the thick of it. It's hard to see through, and it's hard to look at that and be like, Okay, I'm going to get through this. But you have two ways. One way you're going to just crash and fail and you're just going to give up, and you need to just sit there and wait for everybody else to make it better for you. And the other way is you do the dang thing. You do it. You just do it, because you have to do it, and that's what you have to do, and you grow right? And that's, that's, that's my motto, is, like you do it. Like, go Nike, because that is exactly what it is, yeah, like, do it.

So, my hack, yes, she came to us. Actually, we had a really cool investor that we worked with quite a bit, and it was her dad, so he we did a lot of flips with him, and he said, Hey, my daughter's getting her real estate license. And we're like, okay, cool, awesome. I better bring

her on, because I gotta lose the business.

But, and so we thought it was just gonna be like, hey, my daughter's gonna real estate her real estate license. I'm gonna give all my real estate to her, etc, whatever. So, you know, go her. But she actually was like, hey, well, I'd love to be on your team. And honestly, at the time, I really wasn't looking to add anyone on the team, but she came in and she interviewed with me, and she interviewed extremely well. She just, she sat down. She's like, I'm ambitious. I'm ready to do this. I'm ready to be independent. She just went through a divorce herself, so she, you know, she was ready to do her own thing, and she didn't. She didn't have any history with real estate, except for the fact that her dad had done a lot of these flips, so we took a leap of faith again, and we put her on our team. We took her under our wing, and she's been very successful. She's done an amazing amount of real estate this past year. She's already, actually, right now, in her pending, she has what, almost what she did last year in total, which is pretty crazy. Yeah, so I'm super proud of her. What were

some of the things in that, you know, someone walked into your office and said, You know, I'd like to talk to you about the team, and you interviewed him. What are some of the things that you are looking for, or maybe that she said you picked up on her, maybe she does have the drive, or he so.

And I know I keep saying this, if they haven't struggled, then I really don't want them on my team. Is that crazy to say?

Well, I would. I wouldn't make that. That's fine thing. But did you look for their struggles and how they came I would reword that, yeah, be politically correct.

If they haven't, if they haven't gone through the grind, I don't know that they're

because some, there's some people do it gracefully. They don't even realize they just,

well, yeah, absolutely. And it doesn't matter what that looks like, right? I just want to know that they're, they're willing to, like, go through ups and downs, and they know it's not going to be peachy, perfect.

Well, there's no doubt in our business, in 16 and a half years I've been in it, there's a feast and famine, yeah. And certainly 2007 2008 My God, you know, there's many times I look to leave this industry, or there comes a point of burnout and you need something to refresh you. And luckily, he has thrown open that other door or something where I might have been on the brink of leaving the industry and said, No, no, you need to take this turn over here. And I took it so

it's more so that I just don't want someone to be so selfish and not, you know, ready to work because a

I'm not going to give you everything, you know. I'll pay for marketing, I'll support you, and I'm going to show you. How to get your own leads and show you the way to do real estate. And I'm going to guide you, and I'm going to show you how to to work through these contracts, get them to closing, etc. But will I give you every single lead? Absolutely not. Will I tell you every single thing down to, you know, quite obvious things,

everything that you have, you're going to give them everything that you have, right?

And so I want them to know that they're going to, they're going to work and show up. That's a big thing for me.

Gotta show up. Yes, yeah. Well, since you brought that up, do you find it important? I mean, do you guys, you know, typically, unless someone's got a listing appointment or something like that. You know, come in and group in 910, o'clock in the morning. Or what do you what do you guys do from us, from each other?

So we have a team office at our cold banker office in plumbing Island. And we do, we do like to go in there quite often, usually around, like nine, 930 and we like to that environment of being around each other. So we have, we have our home offices, we have our laptops, and then we have our desktops in there. When we do that specifically so we can feed off each other's energy. Yeah, we do monthly meetings, so our money. So if you're

interviewing somebody that's important that they're going to bring something to the table right in that atmosphere.

And we don't. We're not in there every day, so don't get me wrong in that we're not there every single day, but we are in there quite a bit during the week, just so that I can know, you know, if they if they need something for me, or if I need something from them, that we can kind of collaborate, or we know what's going on. And we do keep a board on the wall that says, You know what our goals are and where we are at so we can kind of color those in as it goes, which is

gotta have some accountability, right? Absolutely for sure. Yeah, Kristen, you just brought her on.

Yes, she's awesome. So my oldest is really good friends with her son, and so we put they played baseball together. Her husband, Kristen's husband, is the coach for my oldest, which is really neat, but she's been in real estate for about two years, which her main background is nursing. So she's been nursing at Orange Park in like aftercare for labor and delivery for, I think she said, 12 years. But so she actually knows my twin sister. She's kind of cool little circle there. But so when she was kind of part time with real estate before for the last two years, and she said, You know, I really want to get into it and just be full time. And I just, I'm done with nursing. I just want to go full time with real estate, you know. And I told her about cold Baker. At first, I was just thinking, you know, she can just join the company. And then in December, I said, You know what? I really think that our personalities are very well, we would mesh very well. And she's gorgeous. So I want, I was, you know, let's, let's give this a whirl. Let's try this.

Well, since you brought the gorgeous thing up, is that a requirement to be on your channel? There's all of your ladies. Do you have a picture of the team? Everybody asks that. What's a picture?

Yes. Everybody asked that. No, no, no, no. That's very nice of you to say that is not a requirement at all.

Because of time. I want to crunch down. These are some things I want you to just, you know, give us a statement or even a story or whatever. But these are the common some of the common things, and some of the things that we've already some of the we've kind of talked about, and what you feel the level of importance it is in anyone getting into real estate, in whether they're in their first year or 10th year or 20th year, consistency. You mentioned showing up Absolutely.

 

Jordan Feria  48:46  

That is just showing up every day is probably the biggest and most important thing you could possibly do in real estate, because of those roller coasters that you're going to go through, you do need to just continue to show up, do the little things, you know, if it means reaching out to a friend, writing a letter to a friend, sending a birthday card, etc, be in people's faces, and that is so important, you can't expect to be successful on real estate if you're not hosting on Facebook, if you're not even on someone's feed. Because honestly, I hate to say it, but like, there's so many real estate agents out there, you will be forgotten about and and somebody else will be posting, and they will be in their face. And sometimes you just don't want to do it. You just just want to be by myself and just kind of suction off and you know, but realistically, if you're in someone's face, and you know that you're doing the motions, and even if you're just doing this, going and showing a house that you might not have a buyer for, right? You might not have a seller for it, you just go and you show that house. Go to a model home, whatever, take a video of it, show it to the world, because somebody might be interested in it, or at least you're. You're going through the motions, and that's so important,

but doing it consistently, consistently, and you don't think you're because you shot, oh, hey, I did two weeks of videos. I shot three, four videos, and then that's and then waiting for that phone ring. It's not you have to keep pounding. Now, some people may get a call, but you got to keep doing it 52 weeks of the year, consistently, consistently. Because that is the, one of the things we're talking about, you know, you took the leap of faith, and I was talking about Rocky and and and so forth. It was the consistency of showing up every day, doing whatever. And I tell you, if that's what the 10x book is, that's what I got out of his TEDx book is, if you're door knocking 10 exit. If you want to do short little videos, 10x if you want to do tick tock dances, 10x it so they know you're out showing a house. Do a tick tock dance in everybody's kitchen. I don't know whatever your thing is, but do it consistently so people don't forget what you're doing. So when someone says, oh, I need a real estate agent, you're the first person that comes to mind.

Well, that's it's always been, I think in life, I've had many people that have said, like, with direct sales or something, they'll reach out to me, Hey, would you be willing to do that? Sell this? Maybe on the side. I don't do things on side, because I'm not all in kind of person, right? And you have to be all in focus, real estate. And when I did so, I did AdvoCare, which was direct sales, I did, I was all in, people would say, How are you so successful? And I'm like, because I'm doing it consistently, and people can see that. And if they don't see consistency, they think you're a flake, right? They don't want that when you're selling real estate.

So you got to stick with it. There's a lot of things that will work, but you got to stick with it. Now, that flips me over to something, and I said we were going to circle back later, because you're an orange parkian relationships. How important is, you know? You know, some people might the word that comes to my mind your reputation. I mean, you were born and raised there in just the relationships that you've created in nurtured over the years. How important

is that? Right? Oh, it's 100% so important. There's a big fine line between being able to grow a business based off of relationships and growing a business based off of customers. A customer is should be, in my eyes, becoming a part of your family or a friend, and that's what I I love to do, is I build these bonds with all my customers. And I hate anyone calling them customers, because it's they really just true friends to me, but the relationships that are around me, you know that you know by being around them and social events. So always show up. If you say you're gonna be somewhere, just show up.

So you show up to these events and you socialize, you go to the birthday party, you go to the baby shower, you do the thing, and then you'll start seeing it grow.

And I think you'd probably top that office. Be genuine about it. Oh, a 101st Don't be like, Oh, I showed up there. Here's a couple Facebook selfies, and you're out the door. No, spend a few minutes. Shake some hands. Say hi to people.

You know, when someone's dog dies, reach out to them. When someone passes away, be genuine. Send them some flowers. They're going through a hard time, you know, right?

I do. I have found some agents, you know, you talk about like spending 40 $50 to send them, because they're, you know, customers, wife passed away, or husband passed away, or something. Maybe you did business with them three years ago. But you got to realize what the month, the amount of the income potential is unlimited. We make good money in this business. You're doing well that you don't know that 40 $50 yeah, you could have spent it on some stupid marketing thing. But that reach out, right? There could be worth 10s more deals because you reached out and thought and tell them that you're thinking about them absolutely. And 40 $50 is cheap when it comes to that.

It really is. And, you know, I do, we did. My team does pop bys. We do pop eyes, typically in different seasons. So, you know, we just did one for Valentine's Day. We're going to do another one for March, or we did another one, excuse me, we did another one for March, for St Patrick's Day. Do we do one during the summer? I would just kind of pop by. You know, that cost us like $12 of her person. It's not much, but we do them, and we just make those personal touches, and

surrounding yourself by other in your in well, it doesn't even have to be really successful agents. That's just successful people. How important is that?

Oh, gosh. Well, I wouldn't have been where I am today without it. I can everything. The people at my office are just incredible. Just this last year with with the heartache that I had this past year, I wouldn't have made it through without them. And you know, whenever I have a difficult transaction, I mean, I've had some rough ones this last year too, and to go through those without someone to be able to point in the right direction. I can't even imagine it. Josh was my right hand man at first. I highly recommend, if you don't have one yet, have someone that you can turn to and say, Hey, I need to run this past you. Is this the right scenario? Am I making the right move by telling them this way, or should I tell them this way? Am I disclosing all facts? You know, all of these things, you

have confidence that they're giving you because they're successful. They probably have experienced it, or can at least break it down. Here are your options, but just you know one thing, like I found that the event the real producers event when you're in a room with a lot of successful people like that, everyone in that room, even the even some of the sponsors, they're there because they understand who's in the room, right? Yeah, we want to be around successful agents, because that's what loan officers do. But you know, you look at like, you know, Jason kindler, or Scott from Atlantic trust, mortgage and so forth, these guys are running really good businesses, the energy that you from them. And then when you're talking like the things we're talking about, ici and highway, when you know you and I someone, there's people that don't think less, they just haven't reached the maturity level. And use that term maturity to understand the deepness of what we're talking about here in the struggles you had and how you learn from that, right? And two, you got to think about it, these are the people that you're going to be working with, you know, like, make some friends with them. That's why I love real producers. Is there's people that you'll see, that you never see them in face to face, because we're on the, you know, transactions. You just, you know, phone call, email, exactly. You might see them at the closing table, but right now it's, you know, pre signs. So these, the real producer thing is pretty awesome, because I love being able to see them, you know, see the people that we're working with, seeing the lenders and, you know, being able to make connections. It's really a big thing.

I definitely changed my saving. You're right. It is who you know, because they, they can teach you. Yeah, you're right, yeah.

Well, if you, if you're open for it, and that's why you know to make that connection. I think so many people are afraid to ask for help, yeah, when there's so many successful people that oftentimes are you know, as they say, success. You're lonely at the top, yeah, because people are afraid to ask them questions. Oh, yeah, they want to tell you. We I'm sure you would sit down and have an hour chat with you know, when you because you want to share what you've done. You want them to be successful. What's on your travel bucket list? What are you doing the kids

gonna do? So this summer, I've already actually booked it the last day of school. We're going to Disney, okay? And we're going to stay there through the weekend. I can't really do Disney longer than just a weekend,

so my wife is bell to bell. She's got to be there at opening, and she stays till the fireworks.

Maybe it's because my kids are so young, but we're going to do that and include it in that. We're going to kind of park hop a little bit. So we're going to go to Magic Kingdom, of course, and then we're going to go to Blizzard Beach, do that whole thing, which would be fun, but I really might, I think towards the end of the summer I would really like to go to like Hilton Head. I love I grew up going to Hilton Head, and I thought that would be really fun to just be able to take my kids there and enjoy the peace. It's actually really peaceful there.

Yes, yeah, yeah, yeah, no, I went to settle the Military College of South Carolina. And, you know the Hilton Head and the Buford area. You know Hilton heads not You're not going there for roller coaster. Now I'm saying there's not that. It's you go there if you want to go peaceful walk, you know, go to the you just Yeah, for sure. Here's my loan officer only loan officer question. This is for all my loan officers that might be watching and team you, I'm sure, have a preferred lender that you're using and so forth. What is the most important thing as a real estate agent that you're looking for in that relationship and lowest rates, is it okay? Thank you. I was gonna say, if you said lowest rates are gonna kick you out.

Communication, communication, if you don't have communication skills, pick up the phone.

You know, it's just we and and being able to just confidently say, Hey, I'm gonna send over my customers person, you know, their their contact information, and you know they're going to reach out to them. That's a big thing. Yes, you know, that's the first question

I asked. All right, do you want me to call them right now? Or you want him right now? Or you want me to wait? What do you want me to do? And yeah, two or three times actually said, No, go ahead and call

him right now. Yeah, absolutely. Or if I know that I gave them, you know, the the lender's contact information, I know that they're going to answer and and even I don't know if you do or not, but work on the weekends, sometimes it's just in this market, we need just a quick pre approval. Hey, can you shoot that? I know that well,

in the loan officer world, they're trying to train us like on Thursday to reach out to you and say, Who are you working with this weekend? Let's get it done now. But I do know if you're calling me on Saturday afternoon, at four o'clock, there's you're not calling me for social hour. You're calling because you're, hopefully you're going to get a deal, which means money for both of us, type of thing. So if you want to grow your business, somebody has to be answering the phone on the weekend. Yeah, you know, you know, if you, if you're, if you're growing, and you got team, somebody needs to be answering that. But Jordan, I appreciate you coming on. Thank you so much for having me.
