Marilyn Gilman doesn't think everyone should own right now. It depends on the season someone is in.
She has a seller on the market at the moment who plans to rent afterward. She wants to travel and doesn't want the responsibility — if something breaks, she calls someone and they fix it. That's the season she's in.
Other people are in a season where they want to grow wealth and build equity. "It's not one-stop shopping for everybody."
She's talked buyers out of a second home with one question: could you pay this mortgage — and for how long — if you lost your job? One buyer's answer was a month. Too close. Her advice was to keep saving, and that's what they're doing.
She'd rather be someone's forever agent than a one-and-done transaction.
