But the behavioral red flags are still there. A quick close. Cash transaction. Seller communicating only by phone, text, or email — never willing to jump on a video call. Requesting their own notary. Listing below market value.
None of these alone stops a deal. But any combination of them should make you pause, pick up the phone, and verify who you're actually dealing with.
Megan's rule: get on a video call. Request two forms of ID. Work closely with your title company. They are the last line of defense on identity confirmation — and they need accurate information to do their job.
