Bailey Martin's answer is blunt. Sellers who bought at the end of 2022, '23, '24 and '25 are reaching out to her β and pretty much every one of them is losing money. They're having to bring cash to the table, especially in neighborhoods where they're competing head-on with the builder.
"I can't even believe this. We can't afford to sell."
So they don't. They stay a few more years, build equity, and wait for the builder to finish out the area.
Her rule for new construction: "You better plan on being there for five plus years β because trying to resell and compete against the builders is gonna cost you big time."
